Yearly plan

A yearly check for the boiler and the loops

One visit each late summer. We tell you what we find in writing, and we book repairs only when you say so.

  • Boiler visit

One visit each late summer to clean and check the boiler and what it feeds.

    • Boiler cleaned and combustion checked
    • Pressure, expansion tank and air vents checked
    • Circulators and zone valves tested
    • Written report with photos
    • Parts and repairs
    • Fuel and chimney cleaning
    Term:
    Billed once a year.
  • Boiler and loops

    Most systems

The boiler visit, plus a read of every loop on your radiant manifold.

    • Everything in the boiler visit
    • Flow meters read and loops balanced
    • Floor fluid tested, topped up if it has antifreeze
    • No-heat calls scheduled ahead of non-members in heating season
    • Parts and repairs
    • Fuel and chimney cleaning
    Term:
    Billed once a year.

A plan covers the visit, not the cost of repairs: it is not insurance and not a warranty. Parts and repairs are quoted first and billed separately. Each plan is for one boiler and one manifold; a larger system is quoted before you sign up. The plan renews each year. Cancel any time before the renewal date by phone, text or email, with no fee.

What a visit is

An hour or two in the mechanical room

The visit follows the same list each year, so you can compare one report with the last.

  1. 01

Step 1: We look before we touch

Pressures, temperatures and anything leaking, photographed first.

  2. 02

Step 2: Boiler cleaning and combustion check

Cleaned, then measured, with the numbers written down.

  3. 03

Step 3: Pumps, valves and the manifold

Circulators and zone valves tested. On the loops plan, flow meters are read and set back to the drawing.

  4. 04

Step 4: A report you keep

What we found, what is fine, what to watch and what we would quote to fix.

About the plan

Is this insurance?

No. It pays for the visit, not for repairs. If something needs fixing we write a price first, and you decide.

Can I cancel?

Yes. Call, text or email before the renewal date and we stop it, with no fee.

Do you service systems you did not install?

Often. Text us a photo of the boiler label and the manifold, and we tell you whether we can take it on and what the plan would cover.

When is the visit?

Late summer and early fall, ahead of the heating season. We call to set a time.

Want the plan on your system?

Text a photo of the boiler label and the manifold, or call.
